Find the leak first, then open as little as possible
Water travels. A drip from a pipe or a shower valve can run along a joist and show up as a stain metres away, so the stain is rarely right under the leak. Cutting holes to search for it is expensive and messy.
We trace the leak first, using moisture readings, the layout of the plumbing, and tests on the fixtures and lines above the damage. Once we know where it is, we open only what is needed to reach it and repair it.
Then we check the rest of the run, because an old fitting that has failed often has neighbours of the same age.

Why leaks hide in Toronto homes
Many Toronto homes have plumbing that has been updated in stages, so it is common to find old galvanized or copper next to newer plastic, with fittings of very different ages. The older joints are where leaks usually start.
In condos, a leak in one suite often shows up first in the unit below. Shutting off water to your suite is the first step, and building management may need to know. Some condos built between about 1995 and 2007 also have Kitec supply lines, whose brass fittings are known to leak; see our Kitec replacement page if you have orange and blue pipes.
Our guide on how to find a hidden water leak covers the checks you can do yourself, including reading your water meter.
Signs of a hidden leak
- A water stain on the ceiling or wall that grows or reappears
- Bubbling or peeling paint, or soft drywall
- A water bill that has gone up with no change in use
- The water meter moves when every tap is off
- A musty smell or mould in one area
- The sound of running water when nothing is on
If water is dripping from a ceiling, turn off the main water valve and keep clear of any light fixtures near the leak.

What affects the cost
Every leak is quoted after we find it, so the price is based on the actual repair. The main factors are:
- How hard the leak is to trace, and where it is
- What failed: a fitting, a valve, a section of pipe or a fixture seal
- How much has to be opened to reach it: none, a small access hole, or tile
- The pipe material and whether nearby fittings should be replaced too
There are no dispatch fees or overtime charges. See how our diagnostic and flat pricing works.
